What is an Energy Certificate?

The Energy Certificate captures the energy consumption of any building, apartment or house. Energy consumption is related to the needs for electricity, gas and oil. According to the European Union every building should have an energy identity.

By comparing the building under consideration with a reference building of the same size, the energy class of the building can be defined. The building can be classified into nine energy classes (A +, A, B +, B, C, D, E, Z, H) with A + being the highest and H the lowest.

The energy certificate gives a clear picture of the energy consumption of a building and can contribute to significant energy savings through the interventions suggested by the energy inspector conducting the study.

When is the Energy Certificate required?

The energy certificate is required:

  1. For energy upgrade to reduce consumption and energy bills
  2. When renting a building or part of it
  3. When selling a building or part of it
  4. After the construction of a new building is completed
  5. After a complete renovation of a building
  6. For all public sector buildings

Exceptions are archaeological sites, places of worship, industrial sites, warehouses, car parks, gas stations, unfinished buildings.

  1. Building permit and legalization documents (if any)

What do we undertake as energy auditors?

Our company undertakes on-site inspection of the building or compartment in order to record all the data necessary for the issue of the energy certificate.

These data refer to the geometrical characteristics of the shell (length, width of walls, etc.), the type and thickness of the insulation that may be present, the type and dimensions of the windows, actual data from the heating-cooling and hot water systems (DHW).

These data are recorded in certified software and after calculations the property is automatically characterized by the program. After that we examine various scenarios of energy interventions in each property and propose the most economically and technically efficient to achieve maximum energy savings guaranteed.

What are the energy saving scenarios listed in the Energy Certificate?

These are the best actions and practices that the owner or investor can follow to improve the energy efficiency of the property, reduce operating costs to a minimum and increase its value.

Each composition consists of different action scenarios or combinations such as: replacement of old windows, addition of external or internal thermal insulation to the shell, replacement of conventional heating-cooling with a heat pump or other type, smart automations or building management systems (bms), energy management and other special scenarios depending on the needs of each property.

How long does it take to issue an energy certificate?

It depends on the size and location of the property. For properties from 20-200 sqm in Attica and in Crete, our company commits to issue the energy certificate within three days of the inspection day.
